PAYMENT TERMS

1-3 Month Stay:

  • $1,000 Holding Deposit Due Upon Reservation Confirmation
  • 50% of Total Base Rent Plus Tax Due 90 Days Prior To Check-In
  • Balance of Rent, Security, Fees & Taxes Due 60 Days Prior To Check-In
  • 13% tax (7% State + 6% Local) Will Be Added To All Stays Shorter Than 6 Months

4+ Month Stay:

  • $1,000 Holding Deposit Due Upon Reservation Confirmation
  • 50% of Total Base Rent Plus Tax Due 90 Days Prior To Check-In
  • 1st Month Rent, Last Month Rent, Security, Fees & Taxes Due 60 Days Prior To Check-In
  • 13% tax (7% State + 6% Local) Will Be Added To All Stays Shorter Than 6 Months
ADDITIONAL FEES
  • $200 Pet Fee (Non-Refundable) + Tax
  • $150 Cleaning Fee + Tax
  • If your reservation is made through a 3rd party website, additional fees may apply. Florida Sun & Sand Realty LLC does not charge or collect any fees on behalf of any online booking services. Booking fees are charged by and paid directly to the provider.
REFUNDABLE SECURITY DEPOSIT
  • $1,500 For Stays Shorter Than 3 Months
  • 1 Month Rent For Stays Longer Than 3 Months
  • Additional Deposit Required If Bringing A Pet – See Pet Policy Below
All holding and security deposits are held in a non-interest bearing account. Only US funds are accepted.
PET POLICY
  • Dogs and cats may be accepted at certain properties on a case by case basis.
  • Some Properties Require A Pet Deposit In Addition To The Regular Pet Fee

CANCELLATION POLICY
  • 90+ days prior to check in – 100% refund.
  • 60-90 days prior to check in – 50% of base rent (holding deposit) is forfeited. Any funds received above this amount will be refunded.
  • 1-60 days prior to check in – All rent and taxes received by Broker are forfeited. Security deposit and additional fees will be refunded.
  • Every effort will be made to re-book cancelled reservations (not a guarantee). If your reservation is re-booked, funds will be returned to you minus a 5% re-booking fee.
  • Owner cancellations for reasons beyond their control (ex. flood, fire or other natural disaster) are possible. On the rare occasion that an owner would need to cancel a reservation, all funds will be immediately returned to Guest. Owner or Broker shall not be responsible for any costs Guest may incur for travel or other arrangements in the event of cancellation by Owner, Broker, Guest or Act of God.
  • All cancellation requests must be received in writing via email or regular mail.
